Each parish is shaded by the share of its households who could not afford the typical home listed online. Change the test, the share of income people can spend, or the mortgage terms, and the map and figures update.
Defaults: Bank of Uganda average lending rate (12 months to July 2026); a 30% deposit and 20-year term, in line with Housing Finance Bank's lending (loans of up to 70–80% of value, up to 20 years, repayments up to 35% of income).
"Own district" uses the median listed home in Kampala, Wakiso or Mukono; Buikwe, Luwero and Mpigi have too few listings and use the GKMA median.

What this shows. The typical home is the median asking rent of 1–2 bedroom units, or the median asking price of houses and apartments, among 10,643 deduplicated online listings (Jiji, Real Estate Database, Uganda Property Centre; 2025–26). Parish incomes are modelled from UBOS UNHS 2019/20 medians and Census 2024 household wealth, uprated to 2026 prices, with lognormal income spread from UBOS Gini coefficients. Shares are computed over the 93% of households in parishes that match the 2016 boundaries; household totals are from Census 2024 (excluding the Koome islands).
The two tests. "Share of income": a household is priced out if the monthly cost exceeds the chosen share of its income. "Basic needs": it is priced out if, after paying the cost, it could not cover a minimum non-housing budget (UBOS upper poverty line of UGX 87,000 a month in 2019/20, uprated to 2026 and applied per adult equivalent, as in UBOS poverty measurement; scaled by household size; housing share of spending removed).
Caveats. Asking prices, not transaction prices; online listings cover the formal, titled market, not informal rentals. Parish values describe modelled household incomes, not listings located in each parish.
